CORE SERVICES (Included in All Tiers)

• Full Perimeter Security Check: We don’t just check the front door. We walk the entire boundary, checking side gates, fences, and outbuildings for signs of forced entry, attempted tampering, or weak points.
• Internal Entry/Exit Audit: A physical walkthrough of every room. We ensure all internal doors are closed (to provide a fire break) and that the property is exactly as it should be.
• Mail Clearance & Disposal: Piles of mail are a “dead giveaway” to burglars that a house is empty. We clear the letterbox and move mail out of sight or dispose of junk mail to maintain the “lived-in” look.
• Photo Meter Readings: We take high-resolution, time-stamped photos of Gas, Electric, and Water meters. This provides an undisputed audit trail for closing tenant accounts and monitoring for hidden water leaks.
• Digital Evidence Report: After every visit, you receive a professional PDF report. This is your “Insurance Gold”—the proof required by insurers to show you have met your policy obligations.

COMPLIANCE+ ADDITIONS (Tier 2 & 3)

• Professional Smoke Test (Aerosol): Most people just press the “test button,” which only checks the battery. We use professional simulated smoke to ensure the sensor actually works, providing real fire life-safety verification.
• Visual Damp & Leak Inspection: We check “wet areas” (under sinks, near boilers, and ceilings) for early signs of damp or plumbing failure. Catching a leak early saves thousands in repair costs.
• Fire & Arson Hazard Audit: We identify risks such as combustible waste piled against the building or unsecured letterboxes. We ensure the property is not an “easy target” for opportunistic arson.
• Public Liability “Slip/Trip” Audit: As an agent or landlord, you are liable if someone (like a surveyor) falls. We check for loose carpets, trailing wires, or floor hazards and document them for your protection.
• BS Lock Compliance Check: Using 35 years of security expertise, I verify if your locks meet BS3621 or TS007 3-Star If they don’t, your insurance may be void—we find this before the loss adjuster does.

PREMIUM ASSET GUARD (Tier 3 Only)

• Initial Setup & Key Safe Fitting: We supply and professionally install a police-approved, high-security Key Safe. Please note: Key safes are provided on a permanent loan basis for the duration of the service contract. This equipment remains the property of VPI Security and will be decommissioned/removed upon termination of the inspection agreement.
• Drone Aerial Roof & Gutter Audit (Condition-Based): Unlike standard ground inspections, Tier 3 includes the use of drone technology for high-level surveys. This service is deployed reactively—specifically following high-wind events/storms or if a ground-level inspection identifies a potential issue (such as debris on the floor or water staining). This ensures that lead theft, slipped tiles, or structural storm damage are caught immediately without the need for expensive scaffolding.
• Weekly Security Patrol (Randomized): Criminals watch for patterns. We visit at different times and days each week to ensure there is no predictable routine, making the property a “hard target.”
• Heating & Frost Protection: We verify thermostat and boiler settings. During winter, we ensure the “Frost Protect” is active to prevent the catastrophic damage caused by burst pipes.
• High-Visibility VPI Security Signage: We install professional, weather-proof security placards. This acts as a powerful psychological deterrent, warning trespassers that the property is professionally managed.

1. The “Found a Problem” Protocol

• “In the event of a security breach found during inspection, VPI Security will immediately secure the property using trade-rate boarding or lock changes, following a verbal ‘go-ahead’ from the client.”

2. GDPR / Data Privacy

• “All property images and data are stored on encrypted drives and used solely for the purpose of insurance compliance reporting. No images are shared with third parties without written consent.”
