Service Disclaimer & Trading Conditions
By engaging the services of Vacant Property Inspections (“the Company”), the Client acknowledges and agrees that they have read, understood, and accepted the terms of this Disclaimer and our full Trading Conditions. Use of our services, including one-off call-outs or recurring inspections, constitutes a binding agreement to these terms.
1. The “Point-in-Time” Assessment (The MOT Analogy)
The Client acknowledges that all services provided—including Vacant Property Inspections (VPI), Locksmithing, Boarding, and Security Checks—are “Point-in-Time” assessments.
Similar to a vehicle MOT, our reports and works reflect the condition and security of the property only at the exact moment and date the service was performed.
The Company accepts no responsibility for any incident, damage, or change in property condition occurring after our departure from the site or during the interval between scheduled visits.
2. Winterisation & Utility Isolation
Our Winterisation and Drain-Down service is a specialist risk-mitigation measure.
Extraction: We use professional-grade Numatic George high-lift wet extraction to remove residual water.
Protection: We use non-toxic, pet-safe Propylene Glycol antifreeze as a preventative measure for traps and toilets.
Limitation: While these steps significantly reduce risk, the Company provides no warranty or guarantee against plumbing failures, burst pipes, or appliance damage caused by extreme sub-zero temperatures, pre-existing pipe fatigue, or inadequate building insulation.
3. Security, Locksmithing & Boarding
Deterrent Only: The installation of locks, uPVC window/door boarding, and security hardware acts as a deterrent. The Company is not liable for the failure of these physical barriers if subjected to criminal force, specialist tools, or persistent intent.
Non-Security Guarantee: A VPI is a monitoring service; it does not replace a monitored alarm system or professional 24/7 on-site security. We are expressly not responsible for any losses sustained due to break-ins, theft, or trespass occurring after an inspection is complete.
4. Liability & Insurance Compliance
Audit Trail: Our services are intended as an aid to maintain insurance compliance. It is the Client’s sole responsibility to ensure that the frequency of our visits (Weekly/Fortnightly) meets the specific requirements of their unoccupied property insurance policy.
Exclusion of Liability: The Company shall not be liable for any loss, damage, or injury resulting from the acts of third parties, environmental factors, or the Client’s failure to act promptly on faults identified in our reports.
Indemnity: In the event of a claim, the Company’s liability is strictly limited to the level of indemnity provided by our Public Liability Insurance policy.
5. Statutory Rights & Gross Negligence
Nothing in this disclaimer excludes or limits our liability for death or personal injury caused by our proven gross negligence or wilful misconduct.
